SELLING / PURCHASING ​A PROPERTY

A well drafted Sale and Purchase Agreement (SPA) will ensure that your rights and interests are properly covered and well protected. You don't want to risk having the SPA terminated or having a dispute among the parties which could end up in courts.

If you are a seller or vendor, our services will include redeeming your property from your existing bank to ensure that your obligation is properly discharged. If you are a purchaser, feel free to contact our preferred bankers which we have partnered with to ensure that you obtain the best rates for your housing loan.

  • Negotiating and advising on the terms of the SPA
  • Preparing and submitting relevant statutory forms to LHDN (IRB)
  • Advising on the amount of real property gains tax (RPGT) payable to LHDN (IRB)

  • Applying for consent / approval from relevant authorities (if required)

FULL SETTLEMENT OF HOUSING LOAN

After spending years to repay the monthly instalment of your housing loan, it is finally time to redeem your property from the bank upon the full settlement of your housing loan. This process is commonly known as the "Discharge of Charge" or the "Receipt and Reassignment".

Such process is fairly straightforward where you would just need to provide us with the proof of full settlement of loan. We will then handle all the paperwork.

PERFECTION OF TRANSFER

If you have purchased a property through a direct sale from property developer, it is very likely that the individual land title has not been issued at the time of your purchase.

Upon the issuance of the individual land title, it is advisable to get the land title registered in your name as soon as possible, so as to ensure that your entitlement or ownership to the property is well protected with a proper registration with the relevant authorities. This process is commonly known as the Perfection of Transfer.

If you have obtained a housing loan to finance your purchase of the property, we will also assist to ensure that the property (upon registration in your name) is properly charged to the bank to ensure that the bank's interests are protected. This process is commonly known as the Perfection of Charge.

TENANCY AGREEMENT / ​LEASE AGREEMENT

Are you a landlord intending to let out your property or a room in your property? Or are you a tenant intending to rent a property or a room?

Ensure that your rights (as the landlord or as the tenant) are well protected and covered with a properly drafted Tenancy Agreement / Lease Agreement (Agreement) and avoid using the template of Tenancy Agreement / Lease Agreement from the internet as you might end up using one that is in favour of the other party.​​​
